Control of Asbestos Regulations 2012

Regulations · England-focused reference · Editorial source review:

These regulations address asbestos exposure from work and the duty to manage asbestos in relevant premises. Before intrusive work, information must suit the proposed disturbance. A general management survey or asbestos-awareness course does not automatically make refurbishment work safe or authorise asbestos removal.

Independent explanation, not an official approval or project-specific legal/design advice.

When to use this guide

  • Planning maintenance, intrusive surveys, refurbishment or demolition in existing premises.
  • Managing non-domestic buildings or common parts of multi-occupancy residential premises.

Keep these records

  • Suitable survey information, register and management plan where applicable.
  • Scope, competence and any required licence or notification checks for specialists.
  • Work, clearance and updated-register documentation appropriate to the activity.

Common mistakes

  • Assuming that an inaccessible area labelled 'not surveyed' contains no asbestos.
  • Treating awareness training as qualification to disturb or remove asbestos.

When to get specialist help

Refer suspect asbestos or inadequate survey coverage to competent asbestos specialists before further disturbance; do not sample, drill or remove it using this page as instructions.

Scope and edition

Sources reviewed 17 October 2026. Great Britain law applies in England. The premises duty to manage and duties arising from asbestos work are different; domestic work is not automatically outside asbestos-safety obligations.

Use the official source to check the current text, amendments not yet incorporated, commencement and project-specific transition. A published future edition is not automatically the rule applying to your work.

About this library

Independent, plain-English reference notes by Saeed Azarshab. The library covers the 42 subjects listed here; it is not every law affecting construction, an official government publication or a project-specific compliance decision. Building Regulations, Approved Documents, workplace safety duties and planning permissions have different roles.

Editorial source review: . Check the current official text, commencement dates, outstanding amendments and transitional arrangements before relying on a requirement. Publication date is not necessarily the date a rule applies. A relevant competent professional or authority must resolve project-specific questions.
