Order · England-focused reference · Editorial source review:

The principal fire-safety framework for premises within its scope in England and Wales. It requires responsible persons to assess and manage fire risks and coordinate where duties overlap. This operational regime is separate from demonstrating design compliance under Building Regulations and Approved Document B.

Independent explanation, not an official approval or project-specific legal/design advice.

Keep these records

  • Fire risk assessment, identified assessor and action-tracking records.
  • Maintenance, testing, training and emergency-arrangement records.
  • Dutyholder contacts, cooperation records and information given to occupants or incoming managers.

Common mistakes

  • Assuming a completion certificate removes ongoing fire-safety management duties.
  • Calling a contractor the responsible person simply to transfer away the legal responsibility.

When to get specialist help

Get competent fire-safety advice for inadequate precautions or uncertain responsibilities; report an immediate danger through emergency services or the appropriate enforcing authority.

About this library

Independent, plain-English reference notes by Saeed Azarshab. The library covers the 42 subjects listed here; it is not every law affecting construction, an official government publication or a project-specific compliance decision. Building Regulations, Approved Documents, workplace safety duties and planning permissions have different roles.

Editorial source review: . Check the current official text, commencement dates, outstanding amendments and transitional arrangements before relying on a requirement. Publication date is not necessarily the date a rule applies. A relevant competent professional or authority must resolve project-specific questions.
