AUTHORITY APPROVALS AND REGULATORY COMPLIANCE

Construction project approvals

What are authority approvals in construction?

Authority approvals are the permissions, reviews and inspection sign-offs required by the public bodies responsible for a particular project. A construction project manager coordinates the information and timetable; only the relevant authority can issue an approval. The required sequence varies by location, building type and scope.

  1. Identify the authority, submission requirements and decision points.
  2. Submit coordinated, current drawings and supporting documents.
  3. Record comments, responses, revisions and approval conditions.
  4. Confirm written decisions and communicate the approved information to the site team.

A permit register should record the submission version, responsible party, status, due date and evidence of each decision. BIM can help keep the approved drawing and model revisions aligned; it does not replace a statutory approval. Read the BIM execution plan guide for a related information-control workflow.

Navigating regulatory frameworks is a critical part of successful project execution. I manage all interactions with local authorities to ensure that our work is legally approved, technically compliant, and aligned with planning and environmental standards.

My Key Responsibilities in This Phase:

• Preparing and Submitting Documentation

I compile and submit:

  • Building permit applications

  • Structural and architectural design packages

  • Fire strategy and evacuation plans

  • Compliance certificates and technical reports

I track submission timelines and follow up to avoid bureaucratic delays.

• Coordinating with Local Authorities

I liaise with multiple government bodies and organizations, including:

  • Municipal planning departments

  • Fire safety and environmental agencies

  • Utility companies (water, electricity, gas)

  • Building inspection units

This ensures proper approvals at each project phase — from permits to occupancy.

• Ensuring Code and Regulation Compliance

Throughout the project, I verify that construction practices and materials comply with:

  • National Building Codes

  • Energy efficiency and accessibility regulations

  • Environmental and waste management policies

  • Any project-specific planning conditions

Non-conformance is documented, reported, and corrected promptly.

• Managing Site Inspections and Certifications

I coordinate and attend site inspections for:

  • Excavation and shoring

  • Structural frame sign-off

  • HSE audits

  • Final handover clearance

I also ensure that all required documentation is ready for occupancy certification and utility connections.

🏗️ Real Projects

In the Tavanir Office Building, I worked directly with the municipal water and sewerage department to resolve underground utility issues during excavation — securing trenching and backfilling approvals.
At Seoul Residential, I coordinated approvals for the shoring and nailing system, including obtaining notarized consent from adjacent property owners.
